5 Expert Tips for Boosting Your Property Value on a Budget

Sam AllcockBy Sam Allcock15/08/20244 Mins Read

As homeowners look to increase their property value, expert advice from property solicitors at Jones Whyte reveals that making impactful improvements doesn’t have to come with a hefty price tag. With strategic planning and creativity, homeowners can enhance their properties’ appeal to buyers, potentially leading to higher sale prices.

1. Enhance Your Property’s Exterior

First impressions play a crucial role in property valuation, and one of the most cost-effective ways to enhance exterior appeal is through simple maintenance. Jones Whyte suggests tidying up the garden by mowing the lawn, trimming hedges, and removing weeds. A fresh coat of paint on the front door is an inexpensive yet effective touch, costing as little as £50 for a DIY job. Homeowners can opt for a bold colour to attract attention or a neutral shade for a classic look.

Additionally, outdoor lighting can significantly enhance the exterior. Replacing outdated fixtures with modern, energy-efficient options or adding solar-powered lights along pathways can create a cozier atmosphere. Prices for such fixtures start at around £15, making it a budget-friendly enhancement.

2. Make Smart Upgrades

Homeowners don’t need to undertake major renovations to modernise their spaces. Instead, small upgrades can make a significant difference. In the kitchen, repainting cupboards or updating handles can refresh the space without breaking the bank. Installing a new backsplash is another simple way to enhance the kitchen’s look.

In the bathroom, replacing old lighting fixtures, re-caulking the bathtub, or adding a new shower curtain and rug can create a clean, updated aesthetic. A well-maintained bathroom is often a key selling point for potential buyers, making these small changes worth the investment.

3. Prioritise Energy Efficiency

As buyers become more eco-conscious, energy-efficient homes are increasingly desirable. A report from OVO Energy indicates that 35% of prospective buyers are more inclined to make an offer on homes with eco-friendly features. Simple ways to boost energy efficiency include switching from incandescent to LED light bulbs, installing a smart thermostat, and sealing gaps around windows and doors for better insulation.

For those with a slightly higher budget, investing in additional insulation or a more efficient heating system can yield significant returns. A new boiler can cost around £3,250 but may increase property value by up to 4%. Similarly, a new central heating system, which typically costs about £3,500, can also raise a property’s overall value by 4%, translating to an £8,000 increase on a £200,000 home.

4. Incorporate Storage Solutions

Functional and visually appealing storage solutions can impress potential buyers. Budget-friendly options include installing shelves in smaller spaces and utilising vertical storage solutions, such as taller bookshelves. For a bit more investment, built-in furniture and storage can create a modern, clutter-free atmosphere that appeals to buyers.

5. Home Staging

Home staging effectively showcases a property to attract a broad range of buyers. To create an inviting atmosphere, homeowners should arrange furniture to highlight the best features of the home, promoting a spacious feel. A fresh coat of neutral paint can make a home feel more open and inviting, while subtle accessories like artwork or plants can add warmth without overwhelming the space.

Nick Hay, a Partner at Jones Whyte, emphasises that enhancing property value doesn’t require extensive financial resources. “By focusing on these cost-effective tips, you can make your home more attractive to potential buyers,” he says. “Think like a buyer and make improvements that you would look for in a home.”

These small yet impactful suggestions offer a path for homeowners to modernise their properties and increase appeal, whether they are preparing to sell or simply wishing to enhance their living space.

This advice comes from property solicitors Jones Whyte, dedicated to helping homeowners navigate the property market successfully.
